Most residential roofs last 25 to 30 years. If your roof is getting up there in age, it's probably time to have it looked at before any real damage happens.

We know, you wouldn't go jump a bridge, but most subdivisions were built around the same time, so if your neighbors are having issues, you might want to have your roof checked too.

If you're missing a few shingles here and there, and it's not from a recent tornado, this could mean your shingles are showing their age. Deterioration in the shingle can cause them to break free of their fasteners and leave you with no protection.

The three "-ings". If your shingles are starting to "peel" away from the house and point skyward, they may be reaching for their maker because they can see the light. Clawing is more like a bubble in the middle of the shingle with the middle pulling away and the sides staying down. None of these are good signs.

Your asphalt shingles (which most everyone has if they don't have metal) have small granules embedded for a layer of protection. If your gutters are fillling up with these, then they're not on your shingles anymore, which means you might not be getting the protection you need.

Your house isn't a plumber, so no cracks should be showing. If you see what look like cracks stretching across your roof, this is a sign of age and you'll likely start having issues sooner rather than later.
